The Two Warranties Behind Your Roof

Most roofing projects are covered by two separate warranties working together. They cover different things, and it helps to know the difference before something ever goes wrong.

Workmanship Warranty

Covers how the roof was installed — the actual labor and craftsmanship done by our team. Provided by Rock Line Roofing.

Manufacturer Warranty

Covers the materials themselves — shingles, membranes, metal panels, or other products — and comes directly from the manufacturer.

Our workmanship warranty stands behind the way we install your roof. If an issue comes up that’s tied to how the work was done — not how the materials performed or how weather affected them — that falls under workmanship coverage.

The exact length, scope, and details of the workmanship warranty are spelled out in the written agreement for your specific project. Coverage can vary depending on the type of roof (residential, commercial, flat, metal, etc.) and the scope of work performed.

Workmanship coverage generally applies to things like:

  • Installation-related leaks that show up under normal conditions
  • Flashing, sealing, and detail work that we installed
  • Issues directly tied to how the roof system was put together

Manufacturer Warranty

The materials used on your roof — shingles, underlayment, TPO membrane, metal panels, coatings, and so on — come with their own warranty from the manufacturer. These warranties cover defects in the product itself, and the terms are set by the manufacturer, not by us.

Coverage length, what counts as a defect, and the claim process depend entirely on which manufacturer and which product line is used on your roof. Whenever a project includes a manufacturer warranty, we’ll point you to the product paperwork or registration details so you have the actual terms in your hands.

What Warranties Don’t Cover

Warranties are useful, but they aren’t blanket protection against everything that can happen to a roof. The following items generally fall outside both workmanship and manufacturer coverage:

  • Damage from storms, hail, high winds, falling trees, or other weather events — these are typically handled through insurance, not warranty
  • Normal wear and tear that comes with the age of the roof and materials
  • Damage caused by foot traffic, third-party work, or other contractors going on the roof after our project is complete
  • Issues caused by lack of maintenance, debris buildup, or clogged gutters
  • Modifications made to the roof after installation, including added vents, antennas, satellite dishes, or solar mounts
  • Damage from pests, animals, or environmental conditions outside our control
  • Pre-existing issues that were noted before work began

Whether a workmanship or manufacturer warranty can transfer to a new owner depends on the specific terms of that warranty. Some can transfer with conditions; others can’t.
